Officially closed in 2017, The Amora Hotel is now taking its first steps toward a resilient future. In partnership with PrimeProperty Group, Miyamoto has begun in-depth testing and investigations to tackle the unique engineering challenges of seismic strengthening and retrofitting.

As part of a detailed seismic assessment of the 10-storey hotel, existing structural drawings and documentation were reviewed, and interviews were conducted with engineers and contractors involved in the original design and construction. Despite this, the type and dimensions of the foundation piles remained uncertain, prompting targeted site investigations:

• Geotechnical drilling and testing were carried out adjacent to several piles.
• Grouted PVC access pipes were installed to facilitate further investigation.
• Parallel seismic and magnetometer testing within these installations were used to determine pile depths.
• Excavations were undertaken to expose pile shafts and measure their diameters, and angled drilling was performed to intercept and confirm the presence of suspected pile bells.

The investigations successfully identified belled piles supporting the structure, providing significantly more accurate foundation information than previous assessments. This outcome enabled the design team to avoid costly foundation strengthening works that had been considered based on earlier, less conclusive investigations.

Through extensive testing, we are committed to delivering a resilient and environmentally sustainable solution, ensuring The Amora Hotel can once again stand strong in Wellington’s skyline. This project will breathe new life into a beloved landmark, supporting the city’s ongoing growth and development.
