Miyamoto’s Building Survey team was engaged to assess a Category 2 historic building in central Wellington. Built in 1904, this four-storey former warehouse has been converted into 14 residential apartments with ground-floor commercial tenancies, making it a treasured part of the city’s built heritage.

As part of ongoing care for the property, the client sought advice on how best to protect the building from water-related issues. Our assessment included reviewing roof drainage and stormwater systems, as well as investigating basement water ingress. By applying a practical and collaborative approach, we worked alongside specialist contractors to design and implement targeted solutions through a remedial strategy.

Miyamoto is also project managing further remedial works on behalf of the Body Corporate to strengthen the building’s overall weathertightness. This proactive work is helping to preserve a valued heritage asset, safeguard residents and businesses, and helping the building to stand proudly for years to come.
